Overview
This mixed-use tower is planned as a commercial landmark within a prime urban district of Dubai, UAE. The building is shaped by a split vertical form that frames two contrasting facades. One side presents a glass volume with a sharp silhouette. The other side carries horizontal terrace bands that introduce depth, outdoor space and a strong identity along the skyline.
The podium level is designed for high end retail and dining. Signature storefronts wrap the base and activate the public realm. The tower rises above the podium with a series of stepped terraces that offer shaded outdoor lounges for office tenants or serviced apartment residents, depending on final program allocation.
Landscape zones, water features and elevated green decks are positioned to soften the built edges. The upper terrace creates a private outdoor platform that can be used for small corporate gatherings, VIP receptions or branded lifestyle events.
The development is positioned to attract international tenants, luxury retail brands and investors seeking a building with strong market visibility in Dubai.
